The story in Concord this month is supply. Owners listed 69 new two- and three-bedroom rentals in July, one of the heaviest months this year, and 136 are on the market now. Rents held roughly flat, with an apartment-style median near $2,060, so the added supply has not pushed pricing down, but it has spread demand thin. The typical unit is taking about a month to lease, a normal pace rather than a fast one.

What it means for owners
When this many units reach the market at once, timing matters as much as price. Flat rents argue for holding good tenants through renewal rather than testing the market on a turnover. A well-kept unit still leases here; it just may not be the first one a renter picks when there are this many to see.
